Welcome to River Ranch Valley
River Valley Ranch residents also enjoy scenic walking paths, a kids playground and manicured greenery throughout. Homes in RVR are set among the 18-hole golf course, along the river or the hillside. River Valley Ranch has a public 18-hole golf course, Pro Shop and restaurant. The RVR Barn houses one of 11 Aspen Snowmass Sotheby’s International Realty offices and hosts meetings and private events year-round.
The Ranch House
Only RVR Residents have access to the Ranch House, which has two tennis courts, an outdoor swimming pool with kids area, heated lap pool, fitness facility, bar and conference rooms.
The Ranch House is the heart of the River Valley Ranch Community. The 14,000 square foot Ranch House features a staffed hospitality desk, luxury Great Room with a library, board games, and TV, a snack bar, fitness facility, men’s and women’s locker and steam rooms as well as a conference room. The conference room is available to members to book for private functions such as business meetings or special interest groups.
Sub Associations
There are two Neighborhoods and three Sub-Associations at River Valley Ranch, each with their own unique character and architectural style! The Neighborhoods are: Old Town and The Settlement. Each have their own Charter, budget, and conduct annual meetings with their Neighborhood membership. The Sub-Associations are: Crystal Bluffs, The Boundary, and The Fairway Residences. Each have their own Master Declarations and other governance documents. They also conduct annual meetings with their membership.
Crystal Bluffs
The Crystal Bluffs Townhomes at River Valley Ranch is a 16-unit townhome neighborhood (a.k.a. “The Loopers”) located at the north end of Heritage Drive. It is adjacent to several of the opening holes on the golf course and overlooks the Crystal River. It also has views of the Crystal Bluffs and Mt. Sopris. The townhomes range from approximately 1900 to 2700 square feet. Crystal Bluffs is a sub‐association to the River Valley Ranch Master Association. The sub‐association provides numerous services to owners for an additional dues line. Additional services include landscape and site‐work maintenance, irrigation water, snow removal, and periodic repainting. Crystal Bluffs Townhomes services also include maintaining and repairing the exterior elements and roofs of all buildings.
Fairway Residences
The Fairway Residences at River Valley Ranch, is a 24-unit townhome and condominium neighborhood located along North Bridge Drive adjacent to the 7th hole and across the street from a River Park. The units range from approximately 2400 to 3200 square feet. The declaration for this neighborhood is recorded as The Declaration for The Residences at Crystal Springs. Please refer to the Declaration for Crystal Bluffs Townhomes at River Valley Ranch for all relevant information. The sub‐association has its own elected Board of directors, Articles of Incorporation, By‐laws and Declaration. The sub‐association also keeps its own reserves and budgets for the additional services referenced above.
The Fairway Residences at River Valley Ranch is a sub-association to the River Valley Ranch Master Association. The sub-association provides numerous services to Owners for an additional dues line. Additional services include landscape and site-work maintenance, irrigation water, snow removal, and periodic repainting. Services also include maintaining and repairing the structural elements and roofs of all buildings. Please refer to the Declaration for The Residences at Crystal Springs (aka The Fairway Residences) at River Valley Ranch for all relevant information. The sub-association has its own elected Board of Directors, Articles of Incorporation, By-laws and Declaration. The sub-association also keeps its own reserves and budgets for the additional services referenced above.
Old Town
The Old Town neighborhood at River Valley Ranch currently consists of 65 single-family detached homes located at the southern end of River Valley Ranch adjacent to the Ranch House. Old Town is completely built out. The homes range from approximately 1400 to 3000 square feet. Some of the Old Town properties include an Accessory Dwelling Unit (ADU). Old Town is part of the River Valley Ranch Master Association (RVRMA). The RVRMA provides numerous services to Old Town owners for an additional dues line. Additional services include turfgrass maintenance on front lawns, irrigation water, snow removal, and periodic repainting. Old Town services do not include maintaining and repairing the structural elements and roofs of any homes. Please refer to the Amended and Restated Master Declaration of Protective Covenants for River Valley Ranch for all relevant information. Old Town services and initiatives are guided and reviewed by the Old Town Advisory Committee (OTAC).
The Boundary
The Boundary Association at River Valley Ranch is a 33-unit townhome and condominium neighborhood. It is located on River Valley Ranch Drive adjacent to the golf course. It backs to the Crystal River and has beautiful views of Mt. Sopris. In addition, it is steps away from all RVR Ranch House amenities, Golf at River Valley Ranch, and the Homestead Restaurant.
The townhomes range in size from approximately 2100 to 3600 square feet and the condominiums range in size from approximately 1740 to 2450 square feet.
The Boundary is a sub-association to the River Valley Ranch Master Association. The sub-association provides all the landscaping and snow removal services in addition to exterior building maintenance and upkeep for the owners for an additional dues line. The Boundary has its own elected Board of Directors, Articles of Incorporation, By-laws, and Declaration. It also maintains its own reserve and budget for the additional services referenced above.
The Settlement
The Settlement neighborhood at River Valley Ranch currently consists of 53 single-family detached homes located at the north end of River Valley Ranch adjacent to the golf course and overlooking the Crystal River. At build-out, there will be 59 homes in The Settlement. The homes range from approximately 1500 to 4500 square feet. The Settlement is part of the River Valley Ranch Master Association (RVRMA). The RVRMA provides numerous services to Settlement Owners for an additional dues line. Additional services include turfgrass maintenance on front and rear yards, irrigation water, snow removal, and periodic repainting. The Settlement services do not include maintaining and repairing the structural elements and roofs of any homes. The Settlement services and initiatives are guided and reviewed by the Settlement Advisory Committee (SAC).
